However, sometimes this sadly goes the opposite way when we have to tell customers that their roof is beyond repair and they would be better off with a whole new roof. There are a number of warning signs that you can look out for that can be an indicator that this might be the judgement. Here are just a few of the things that you can look out for.
Dampness And Mould
This mould usually forms in the upper rooms of your home, usually starting in the loft. Loft dampness can often go unnoticed as a number of people do not use this space often. It can then spread to the ceilings and walls of your upstairs rooms.
This is usually an indication of the roof not offering an effective barrier from the elements. This can also sometimes affect the beams in the roofing of your home. Depending on the level of damage that the dampness or mould has caused with alter whether we can offer a simple repair to prevent further damage, or we need to undertake significant work to repair further damage.
As with the above-mentioned dampness and mould, this will usually impact the loft space and then work its way down into the upper rooms.
However, if you have a flat roof, this issue will be noticeable far more quickly. Sometimes you may not see the leak explicitly, however, you can find evidence of it. This includes standing water and rotting wood.
While we are specialists in flat roofing repairs, the level of damage that has been caused, or the cause of the leak can sometimes lead to us replacing the roof.
A Bowed Peak
As you drive past older houses you might notice that some roofs have a bowed peak. This is something that you don’t want to see when it comes to your own roof. This can be a sign of the structure of your roof is starting to give way. Not only can this potentially mean that you need new beams throughout your roof, but it also means that you can be subject to an increased number of leaks, as your tiles start to move and slip due to the changing shape and angles of the roof.
Missing shingles and tiles can be a sign of a number of issues. It can be a sign of the above mentioned bowed peak, it can also be the cause of the internal leaks.
In most cases, missing elements can be easily replaced. However, they can also be a sign that more work is required to firstly find the cause of the missing items, and secondly to ensure that no further damage has been done.
While there are many signs that a roof could do with a quick repair or even a total replacement, we can never be sure of the extent until we start to undertake work. Unfortunately, roofs themselves are very good at hiding further issues, so as we begin to move and work on things we can uncover something that might have been missed at the initial inspection. If this is the case we will be as open with you as possible, and explain every change in the plan that is necessary. We would rather you be aware of all issues that we find, rather than covering over the issue with the original repair we had planned.
